A local investor’s purchase of a Georgian-style house in Richmond’s West End topped area home sales in May, according to the Central Virginia Regional Multiple Listing Service.
The 6,000-square-foot home at 5301 Kenmore Road, off Wilton Road south of Cary Street Road, sold May 1 for $1.9 million, above its March 25 list price of $1.87 million.
The five-bedroom house, with four full bathrooms and two half-baths, was purchased by J. Rice and Elizabeth Davenport Edmonds, according to city property records.
Rice Edmonds is managing director of Edmonds Capital LLC, which owns the Midlothian location of Atlanta-based barbecue chain Shane’s Rib Shack. Edmonds’ LinkedIn page lists the UVA grad as an investor in that chain and in the New York-based Shorty’s and Savory restaurant chains.
The Edmonds were represented by Mary Davenport and Jill Plageman of Joyner Fine Properties and Betty Wright of Sycamore Realty. The couple purchased the home from Timothy and Kathryn Johnson, who bought it in 2004 for $933,000. The Johnsons were represented by Margaret Wade of Long & Foster.
Wade said the house went under contract the day it was listed, with 10 showings scheduled and multiple offers received.
“It was a dream house to sell, and we had multiple buyers interested,” she said. “The house sold itself. I had a stager that came in, but it really didn’t need that. It was turn-key and recently renovated and updated, which is what buyers like.”
Built in 1951 and totaling 15 rooms, the two-story brick colonial includes two master suite options, a library, a custom fireplace and built-in shelves. The 1.1-acre property includes a brick terrace with outdoor fireplace and kitchen, a putting green, and an attached three-door garage with a second-floor guest suite and rec room.
