Another Monument Avenue mansion topped the latest monthly list of priciest home sales in metro Richmond, marking the avenue’s third appearance in the No. 1 spot this year.
A 6,200-square-foot home at 2609 Monument Ave. sold Aug. 12 for $1.99 million. It came in just below its latest asking price of $2.09 million, having been originally listed last October for $2.39 million.
The house was sold by Joyner Fine Properties agents Jill Plageman and Mary Davenport, who also had the third-highest home sale for August: a 5,200-square-foot home at 4709 Pocahontas Ave., which sold Aug. 3 for $1.58 million.
Plageman and Davenport picked up the Monument listing in April after they were approached by sellers James C. Mabry IV and Cynthia S. Mabry. The home was originally listed last October by fellow Joyner agents Ceci Amrhein-Gallasch and Bill Gallasch.
City property records list the buyers as Jonathan H. and Sarah T. Bliley. Jonathan Bliley is an attorney at Williams Mullen.
The Blileys were represented by Philip Innes with Re/Max Commonwealth.
The Mabrys purchased the quarter-acre property in 2007 for $2.12 million. It was most recently assessed at $1.9 million.
James Mabry previously served as managing director of Keefe, Bruyette and Woods, a financial firm with offices downtown. He was hired last year by South State Corp., the holding company of South Carolina-based South State Bank, for which he now serves as executive vice president of investor relations and mergers/acquisitions.
While the sale closed Aug. 12, Plageman noted the house went under contract May 16, less than 30 days after she and Davenport relisted it on April 21.
“That was not a very long time for Richmond, Virginia, in the higher-end market,” Plageman said.
Plageman attributed the quick turnaround to the reduced asking price, which she said was based on market conditions and comparable home sales, as well as to updated photography and other marketing.
“I think we had renewed activity because we brought it in at a lower price than where it had been listed previously. That probably brought it more within range of several of the interested buyers,” she said. “I think the marketing efforts in terms of the new photography were important as well.”
Built in 1925 and designed by Baskervill & Lambert, the Flemish bond brick house includes six bedrooms, four full bathrooms and two half-baths, as well as a solarium and a library. The two-story house has been renovated, with its four full bathrooms and other areas updated.
The property also includes a brick terrace and rear courtyard, with a brick-walled garden designed by Charles Gillette, a carriage house and heated two-car garage.
The house is the third Monument listing to top monthly home sales in the area this year. The avenue also topped the list in July and February.
