Developer drops $3M for Patterson Avenue land

A Goochland retirement community has taken another step toward groundbreaking.

Resort Lifestyle Communities last month paid $2.9 million for 39 acres at 12330 Patterson Ave., where it is planning to build Tuckahoe Pines, a 130-unit development.

The purchase came just weeks after the project was approved by Goochland’s Board of Supervisors.

Tuckahoe Pines was originally slated to be built in West Creek, but RLC changed course in late 2017 and opted for the 39-acre site along Patterson Avenue between Lauderdale Drive and West Creek Parkway. RLC has not specified why it chose to not build on West Creek.

The company is planning to kick off construction in early 2019 and open the facility in spring 2020.

Patterson C K Associates LLC was the seller in the land deal and was represented by Chris Wallace and Kit Tyler of Colliers International. Kent Cardwell with Taylor Long Properties represented Tuckahoe Pines.

Over in West Creek, a separate, larger land deal is pending for another retirement community.

Erickson Living is planning to build a $200 million, 1,450-unit assisted living complex on nearly 100 acres between West Broad Street and Tuckahoe Creek Parkway, just east of State Route 288.

The company has said it has the land under contract, and spokesman Dan Dunne said Erickson is preparing to close on it for an undisclosed price.

Wow! 1450 units of “assisted living”? That has to be a CCRC of some sort. I’ve heard a rumor of something similar coming to Magnolia Green.
