An oblong tract of land that sits between Interstate 95 and The Diamond has found a suitor after five years on the market.
SouthCarolina-based Brabham Oil. Co. this month purchased the 1.7-acre site at 1400-1500 Robin Hood Road for $410,000, according to city property records.
The city most recently assessed the site for $624,000.
Brabham Oil Co. did not respond to requests for comment about its plans for the site. No site-development plans have been filed for the site, which is zoned light industrial, according to city property records.
For years, the property has served a construction storage outpost for contractors. The location also includes two billboards that are visible from the interstate.
Because the billboards are permanent easements, much of the site has a 16-foot height restriction, according to a marketing brochure for the site. There were no active leases in place for the billboards prior to the Oct. 1 transaction.
Nathan Hughes of Sperity Real Estate Ventures represented the property owners, Robin Hood Road Partners LLC. Colliers International | Richmond brokers Matt Hamilton and Martin Blum represented the buyers.
Brabham operated several convenience stores across its home state before selling them in February to Enmarket, an entity owned by Savannah, Georgia-based competitor Colonial Group Inc.
The Brabham deal adds to the puzzle of moving pieces in an area that’s eyed for mass redevelopment in the coming years.
Across from the site, Thalhimer Realty Partners purchased the nearly 6-acre Pet Dairy property at 1501-1507 Robin Hood Road for $5.5 million in June in the hopes of redeveloping the site.
Also across the street, there’s a move to free up the site of Virginia ABC’s current headquarters at 2901 Hermitage Road by summer 2021. State legislators have given approval to ABC and the Department of General Services to negotiate a deal with Tennessee-based H&M Co. to construct a new home for booze purveyor in Hanover County.
The ABC site has been flagged as a redevelopment opportunity for public and private investment – and has been rumored as a potential site for a new baseball stadium to replace the aging Diamond and free up its land for re-use.

Drive by this site a lot and it is about 50 feet wide at most and the back fence is RIGHT on I95. Except for maybe a very small fast food (promoting a Chic-fil-a), I am not sure what once could get on the site and meet set back requirements without a variance. It is also (except for Southbound on ramp) not exactly convenient to the interstate. And stop the ABC-stadium myth; we are talking 2022 before the City passes the scooter law and decides on the name for Boulevard.
