Project Snapshot: Demolition starts for new Sphere apartments near VUU

As a pair of new apartment buildings take shape nearby, another multifamily complex in the Brook Road corridor near Virginia Union University is getting underway.

Demolition crews were active this week at the site of the planned Sphere Apartments, a 224-unit complex to be fitted between the Brook Road post office and adjacent Spectrum apartments.

MVP Equities, a McLean-based private equity firm, is leading the $34 million project. RJ Smith is handling the demo for KBS, which is now the project’s general contractor. Cox, Kliewer & Co., out of Virginia Beach, is designing the apartments.

MVP closed on the roughly 4-acre site in January, paying $3 million for the site’s two parcels at 2009 Brook Road and 2011 Northumberland Ave.

The development will replace a U.S. Postal Service warehouse that had been on the site. A demolition permit for removal of all buildings on the site was issued by the city in March. Most of the buildings had been razed as of Tuesday.

Totaling 185,000 square feet of space, Sphere is planned to consist of 37 studio apartments, 90 one-bedroom units with one bathroom, and 73 two-bedroom, two-bath units. Monthly rents are planned to range from $950 to $1,400.

The garden-style apartments will fill two four-story buildings with amenities including elevators, a pool, a fitness center, a dog park, a bike maintenance facility and on-site storage. The project also would include a parking lot with 301 spaces free to residents, as well as 21 covered spaces that can be rented for $65 a month.

Construction is slated to last 18 months, with the apartments completed in fall 2022.

The site is just up Brook Road from the Foundry apartments, a 200-unit complex from Virginia Beach-based The Lawson Cos. that continue to take shape between Brook and the interstate.

Other activity in the area includes the nearby School Street Apartments, a 152-unit apartment building for seniors at the intersection of School Street and Chamberlayne Avenue. KBS is also the contractor on that project, which is being developed by Crescent Development and Spy Rock Real Estate Group.

North of there, at Dawn and Tazewell streets, a mixed-use building with 52 apartments and ground-floor commercial space is in the works. The city Planning Commission voted in support of that project at its meeting on Monday.
