A handful of homes are being teed up for Goochland’s Kinloch community.
The lakeside community between Kinloch Golf Club and Hermitage Country Club is looking to add five home sites on about 8 acres near the westernmost edge of the Kinloch course.
The 8 acres are between Hermitage Road and the 70-acre Kinloch Lake, just across Hermitage Road from First Flite Lane.
Gary Clower of Kinloch Development Corp. filed a rezoning request with the Goochland County Planning Commission, which unamscheduled to consider it at its meeting Thursday night. (Update: The planning commission unanimously endorsed the request Thursday.)
The rezoning would allow five single-family homes and combine the 8 acres with an adjoining 64-acre parcel. According to a county staff report, the combined 73-acre parcel, which would make up Kinloch’s Section 9, is currently limited to a maximum of 49 lots due to a single point of access to Hermitage Road.
The additional 8 acres would accommodate the access road for Section 9, , which Clower said is the final section for the Kinloch development. A tenth section consisting of 33 lots was sold to Boone Homes, which Clower said has begun construction.
Potentially to be called “The Point at Kinloch,” Clower described Section 9 as unique for its location, which he noted has views of the lake on one side and of the golf course on the other.
“We think it’s going to be really special,” he said. “I don’t think there’s another place in metro Richmond that has the views of this spot, and we want to make it very special.”
The section is the latest for the high-end residential development, which added 76 lots on 58 acres that made up its eighth section, beginning in 2014. Homes in that section ranged in price from $600,000 to $1 million and were built by Boone Homes. Other builders active in Kinloch, according to its website, include W.B. Garrett, John W. Montague Jr. and Thomas G. Seaborn and Sons.
Kinloch was home to the highest-priced home sale in the Richmond area last August and the second- and third-highest in December.
Meanwhile, Kinloch is currently hosting a fundraising event for Noah’s Children, a nonprofit pediatric palliative care and hospice program. Proceeds from tours of one Kinloch home – called the WRIC-TV8 Home of Distinction – will benefit the program, which provides care for infants and children who have been diagnosed with a life-threatening or life-limiting illness.
Constructed by Lancaster Custom Builder, the 4,400-square-foot home at 709 Old Stream Road features some of the latest building products and design trends. The home is listed for $1.39 million by Pam Diemer of Long & Foster.
Tours started last weekend and continue through Sunday, March 6. Tours are available from 10 a.m. to 5 p.m. today and from noon to 5 on Saturday and Sunday. Tickets are $10.
