Chesterfield County’s long-range plan to transform the aging Rockwood retail corridor is about to get a kick-off from a Reston-based builder with a busy Richmond-area pipeline.
“The only way to really know how to do it is to have done it,” said MAG’s MaryAnne Gilmartin, whose development credits include Brooklyn’s Barclays Center arena and a surrounding mixed-use development.
“I worked a lot on that master plan, and I wanted to be able to see something come out of it,” said Pechin, who made the unusual move from the private sector to City Hall after similarly guiding the Richmond 300 master plan update.
The county-initiated proposal would rezone a total of around 2,400 acres, teeing up a technology park on the bulk of the land as well as hundreds of homes and several public facilities on the so-called “Upper Magnolia Green” property.
A 250-unit subdivision is floated in Hanover, some movement on the City Center plan, and several projects advance in Henrico.
The real estate tax rate will be 2 cents lower in addition to a 2-cent credit, and the tax rate for biotech company equipment will be slashed by 74 percent.
A previously unknown team among the six vying to be selected for Richmond’s redevelopment project has ties to multiple pro sports venues.
Patients will still be required to secure written certification from registered health care practitioners but the law is expected to speed up access.
“We think this is going to be a continued addition to the demand that we see down in the city,” said company President Richard Kuhn.
