Scott’s Addition’s condo streak continues.
Brad Cummings, a local entrepreneur and investor in startups and real estate, along with wife Tanya Cummings and business partner Mark Rausch are planning to redevelop 1616 Summit Ave. into a mixed-use project that would add four condos at the intersection with Norfolk Street.
A vacant 1,300-square-foot structure currently stands on the site. That building would be converted into restaurant space, with four floors of new-construction condos built on top of it.
Preliminary plans for the project, which is being called Sixteen Sixteen, were filed last week. Cummings confirmed in an email that the project is in the works and that it’s pending city approval.
“(There’s) nothing else remotely like this in Scott’s Addition,” Cummings said. “I wish all projects were as thoughtful as this will be.”
Cummings has co-founded and invested in myriad companies over the years, including venture capital firm Trolley Venture Partners, food and beverage incubator Hatch Kitchen and Free Run Wine Merchants.
He’s also not a stranger to rehabbing old buildings in Scott’s Addition, having previously worked on projects like the conversion of the former Conner Brothers Body Shop and McKinnon and Harris building into office space.
Cummings, through an affiliate, bought the Sixteen Sixteen site in January 2020 for $500,000. The building sits on a 0.1-acre parcel.
Plans show that each condo would total about 2,800 square feet and include an outdoor terrace in addition to the building’s rooftop deck. On the ground floor, Longfellow Interiors’ former storage space would become a 3,100-square-foot restaurant space, supported partially by an outdoor dining area on the second floor.
Fultz & Singh Architects is the 15,000-square-foot project’s designer, and UrbanCore is the general contractor. Cummings said they hope to have Sixteen Sixteen completed in fall 2022.
While work on hundreds of new apartments continues all throughout Scott’s Addition, plans for condo projects look to be gaining steam in the neighborhood as well.
Sixteen Sixteen is the second condo project to be planned for the neighborhood this year, joining a 134-condo project that Spy Rock Real Estate Group is planning at 3406 Carlton St. The Summit Lofts at 1701 Summit Ave. are currently the only completed condos in Scott’s Addition’s historic district.
Meanwhile, a block down Norfolk Street, Mediterranean restaurant Pinkys recently opened in Urban Farmhouse’s old home at 3015 Norfolk St.

Cool Concept, Like the reuse of the building and condo option with some size to in rather than the very small expensive apartments currently all over Scott’s Addition. Pretty sure these are going to be super expensive themselves due to the size and location. Love the ground-floor restaurant and rooftop deck additions. Wish all developments and rooftop decks or green spaces especially in Scott’s Addition.
Local houses sell for $300-350psf these days so the sales prices will be very aggressive. Rates are so low though that comparable size apartment rents would be higher per month. I support any development that offers for-sale housing in the city as a community stabilizer. We need more of it.
Finally, a new building in Scotts Addition that actually looks like a real work of architecture. The proportion and scale of the brick detailing and windows are perfect.
Wow! These are gorgeous! I want to buy one and I’m not even in the market. If there were 100 more of these in development, they could all sell out.
