At $6.5M, West End listing sets high mark in the city

On the heels of a $7 million sale in Goochland County last month, a centerpiece home in Richmond’s Hampton Gardens neighborhood has hit the market with a comparable price tag that’s the highest seen in the city in recent memory.

The 10,000-square-foot house at 5105 Stratford Crescent, just off Cary Street Road in the city’s West End, was listed June 22 at $6.5 million.

The 1.7-acre property includes an adjoining lot that sells with the house.

Wife-and-husband team Holly and John Martin with Shaheen, Ruth, Martin & Fonville Real Estate have the listing. They’re representing sellers Matthew and Amy Ernst, who bought the two lots in 2008 for $2.5 million.

Matt Ernst is an investor-entrepreneur who founded Amentra, a former Richmond-based IT consulting firm he led as CEO from 2000 to 2010. He now leads venture capital firm Walnut Grove Holdings and is based in Wyoming, according to a LinkedIn page.

The Ernsts remodeled the 1930s-era home after they bought it from Daniel and Susan Ludeman, when Daniel was president and CEO of Wells Fargo Advisors.

The city has assessed the house parcel at nearly $3 million and the adjoining parcel at $658,000.

John Martin said showings started yesterday (Thursday). He said interest has been “solid,” with inquiries from both local and out-of-town prospective buyers.

“This property is truly a rare find and is one of those homes that many have admired for years,” Martin said in an email. “This house along with many others are part of an overall submarket of properties that could come to the market in the future.

“We haven’t seen those old homes in the last decade that have undergone major renovations and updates. Once those start coming to the market, then we will see higher sales prices across the footprint,” he said.

Totaling six bedrooms with six bathrooms and three half-baths, the Georgian-style house was built in 1937 and added onto with the 2008 remodel, which city permits show was done by J.D. Robbins Builder Inc. Jay Hugo with architecture firm 3north designed the renovation. A heated saltwater pool was installed six years later by Charlottesville Aquatics.

Martin said the list price was determined based on the renovation, location and recent comparable sales in the greater Richmond area.

“We have 9,965 sqft of living space on four floors, and the current cost to replicate this home with its quality would be sustainably higher than the listing price,” Martin said.

The house has two wet bars and a 1,300-bottle wine cellar and tasting room on the basement level, where there’s also a spa with gas fireplace, a wet/dry sauna and a workout room. The ground floor includes a walnut library, family room with limestone fireplace and vaulted-ceiling kitchen.

Four bedrooms fill the bulk of the second floor, including the primary suite with a marble bath and tub. The top floor includes another bedroom and a reading nook and sitting area.

The 20- by 44-foot pool includes a hot tub and 40-degree cold plunge tub. The property also includes a covered bluestone porch and a three-car garage with upstairs in-law suite or flex space. The house is equipped with a geothermal HVAC system.

At $6.5 million, the listing is the highest price tag for a residential property in the city seen in at least a decade, according to the Central Virginia Regional Multiple Listing Service.

The closest to it in recent years was another listing by the Martins: the century-old Rosewood home at 6311 Three Chopt Road, which they listed last September at $4.25 million. The 7,400-square-foot house on 2.5 acres sold in April for $3.6 million.

In 2016, the Windemere mansion at 5501 Cary Street Road was listed as an already-pending sale at $3.99 million. The 10,000-square-foot Tudor-style home across from Libbie Avenue later closed at $3.5 million and has since changed hands.

The Ellen Glasgow House at 1 W. Main St. was listed for sale at $3.5 million in 2020. The 11,000-square-foot mansion later came down in price and is now listed by Cushman & Wakefield | Thalhimer, which is marketing it as an office or hospitality property with an asking price of $2.5 million.

Nearby but across the city line in Henrico County, the 7,800-square-foot house at 14 Kanawha Road, across River Road from the Country Club of Virginia, sold off-market in 2021 for $4.35 million.

The most expensive sale in the region in recent memory was the Glen Roy estate at 8899 River Road in Henrico. The 260-acre estate sold in 2020 for $10 million.

Last month, in Goochland County, the 35-acre Oaklea estate at 330 Flag Station Road sold for $7 million in an off-market deal.

Meanwhile, the priciest listing in the region today has a sale pending. The 18-acre Sharp family estate at 501 Rivergate Drive in Henrico was listed in March at $9.5 million and put under contract June 19.
