Kilwins is scooping up a second serving of the local ice cream scene.
The confection chain has signed a lease for a 1,200-square-foot space to be built near Route 288 and Genito Road, east of Brandermill. It’ll be Kilwins’ second location in the region after its Carytown spot, which opened in 2018.
The sweets shop’s location looks to be part of The Lake, a massive mixed-use development planned at 288 and Genito to include residential units, commercial and office space, a 6-acre surf pool and a recreational lake. Permits for three separate retail buildings at 2601 Genito Rd. were filed with the county several months ago.
It’s unclear whether other commercial users have signed on for The Lake thus far. Developers behind The Lake could not be reached for comment.
Based in Michigan, Kilwins sells ice cream, chocolates, fudge and other treats. It has over 150 outposts in the U.S.
Amanda Crandell, brand and marketing project manager for Kilwins, said the chain is in the early stages of planning to open the store in late 2024. Once the construction is done, she said, Kilwins’ design team and the location’s franchisees will work on the look and feel of the store, in keeping with the surrounding development.
Crandell said Kilwins estimates the cost to build the new store will range between $378,000 and $827,000, the typical scale for a full Kilwins. She said the range is wide because it depends on location, how much of a buildout is needed and how the franchisees choose to decorate.
A family with franchising experience is taking on management of the new store. Crandell said brothers Carl and Andre Gorospe and their parents, Josephine and Roger Weeks, are going in on the venture together. The family has franchised over a dozen Popeyes Louisiana Kitchen locations, mostly in the Norfolk area.
Brothers Best LLC, run by Carl Gorospe, has also signed on to open 10 franchise locations of District Taco, a popular Washington, D.C., taco chain, across eastern Virginia and North Carolina, according to a report in QSR Magazine.
Rebecca von Meister and Robert Marshall with Taylor Long Properties represented the landlord in the lease negotiations for the Chesterfield Kilwins.
Other sugary storefronts are popping up in the Richmond area. Ellie’s Hot Dogs & Ice Cream recently opened on Arthur Ashe Boulevard, and Charm School has been planning a location in Scott’s Addition.
