A New York-based real estate firm is closing out 2018 with a big buy in the Richmond market.
Lexington Realty Trust last week paid $66 million for the 118-acre, 1 million-square-foot Enon Warehouse Complex at 2601 Bermuda Hundred Road in Chesterfield, according to county property records.
It’s the largest industrial sale this year in Chesterfield County and marks Lexington’s first industrial purchase in metro Richmond.
The company owns hundreds of land leases, and office and industrial complexes, across the country, according to its website, including two office buildings in the area: The Gateway Plaza, which opened in 2014 at 800 E. Canal St. in downtown Richmond; and the Alstom Power Inc. building at 2800 Waterford Lake Drive in Midlothian.
Its other holdings, mainly office properties, are in Danville, Winchester, Hampton and Herndon.
Opened in fall 2015, the Enon Warehouse Complex is a tobacco storage facility for Phillip Morris. The company stores raw materials at the location to manufacture its tobacco products.
Atlanta-based Seefried Industrial Properties developed the facility, which cost about $50 million to construct. It had been owned by San Antonio-based USAA Real Estate Co., which was the seller in the Lexington deal, according to property records.
In 2014, Chesterfield County provided a $1 million performance-based incentive to lure the project to the Meadowbridge area of the county.
Lexington Realty did not return a call or email for comment Thursday afternoon.
The $66 million deal continues to showcase Chesterfield’s prowess for attracting industrial investment.
New Jersey-based Honeywell International Inc. filed preliminary plans in October to potentially make a 25,000-square-foot addition to its facility at 15801 Woods Edge Road.
Ramen noodle maker Maruchan Virginia Inc. submitted an application in August to expand its factory at 8101 Whitepine Road in the county’s Airport Industrial Park by about 30,000 square feet.
Work has started on hummus maker Sabra Dipping Co.’s 38,000-square-foot expansion of its 220,000-square-foot plant at 15900 Sabra Way, as well as at PepsiCo’s new 220,000-square-foot facility at 1608 Willis Road.
Bissell, a Michigan-based vacuum cleaner maker, acquired about 40 acres at 1200 Battery Brooke Parkway in the James River Industrial Center, a parcel that once was slated to be part of the planned 650-acre Shandong Tranlin Paper Co. factory. Bissell is planning a 611,500-square-foot industrial complex to be built in phases.
