Another townhouse development is about to get off the ground in Henrico County.
Local developer Atack Properties is planning 37 three-story townhouses on about five and a half acres at 11123 Nuckols Road, near Twin Hickory Road. The project, dubbed Bedford Falls at Hickory Grove, is at least the second townhouse development Atack has in the works in Henrico.
Rick Melchor, Atack’s vice president of development, said the company hasn’t yet selected a builder for the Bedford Falls project. It hopes to break ground this fall, pending some minor approvals from Henrico County.
Melchor said the company had considered doing an office project on the site but decided townhouses better suited the lot.
“We based it on input from various area builders, what product and price point they thought would be good,” he said.
The land is vacant and Atack Properties has it under contract. Melchor estimated it will cost $2.5 million to purchase the land and install the infrastructure necessary to get it ready to build on. For now, they are financing the project in-house.
Bedford Falls at Hickory Grove was named to honor a request from Atack Properties’ late founder, Bob Atack.
Atack passed away in May and was a fan of the iconic Christmas film “It’s a Wonderful Life.” He requested that the Nuckols Road community — located near his home and church — be named after Bedford Falls, the town in the movie, Melchor said.
The Hickory Grove part of the name refers to an office park adjacent to the property.
The townhouses will range in size from 1,865 to 2,100 square feet. They’ll have one-car garages and will start out at about $265,000.
Atack Properties is also planning 76 townhouses for the forthcoming mixed-use development at Broad Hill Centre.
Townhouses seem to gaining favor from local developers in recent months, particularly in Henrico County. Richmond BizSense has recently reported on several plans that would add a total of at least 350 townhouses in the Henrico area, not counting Atack Properties’ developments.
Eagle Construction has two townhouse developments in the works not far from Atack’s Nuckols Road plan.
HHHunt is preparing to build 82 townhouses at the Townes at Woodman, a development off Woodman Road, near Mountain Road.
HHHunt also is working on another 80-some townhouses at Rocketts Landing, a mixed use development that straddles the line between the City of Richmond and Henrico County.
Wilton Acquisitions is planning a new development of 107 townhouses off Wistar Road near its intersection with Walkenhut Drive in Henrico County.
